These Terms & Conditions govern the use of our website, ono-reservations.com, and apply to all reservations made through it. ONO STAY is a trading name of ONONO LDA, a company registered in Portugal (NIPC / registered office: [insert]).

By accessing this website or making a booking, you agree to be bound by these Terms & Conditions. If you do not agree, please refrain from using the website.

1. About ONO STAY

ONO STAY is a direct-booking brand operated by ONONO LDA for short-term rental properties (Alojamento Local) in Portugal. The website allows guests to view available rentals, make reservations, and communicate regarding their stay.

ONONO LDA acts as the booking and management platform on behalf of property owners. Where ONONO LDA is not the registered holder of a property's Alojamento Local licence, it operates as manager on behalf of the licensed owner. Each property advertised holds a valid Registo Nacional de Alojamento Local (RNAL) registration number, which is displayed on the relevant listing as required by Portuguese law.

2. Bookings & Reservations

All reservations are subject to availability and confirmation. By completing a booking, you confirm that the information you provide is accurate and complete. The person making the reservation must be at least 18 years old. Reservation details, including pricing, payment terms, cancellation policies, and house rules, are shown at the time of booking and form part of these Terms & Conditions.

3. Guest Registration (SIBA / AIMA)

Under Portuguese law, operators of local accommodation are required to report the identity of all guests to the immigration authorities via the SIBA system. By making a booking, you agree to provide valid identification documents for yourself and all accompanying guests, and consent to the transmission of this data to the competent Portuguese authorities. This is a legal requirement and a condition of stay.

4. Pricing & Payments

Prices displayed on ono-reservations.com are shown clearly before confirmation. Payments are processed securely through our booking system and payment providers. ONONO LDA is not responsible for additional charges imposed by banks or payment providers (e.g. foreign exchange fees). Any applicable municipal tourist tax (taxa turística) or additional fees will be clearly indicated during the booking process and, where applicable, may be collected separately.

5. Cancellations & Modifications

Cancellation and modification policies vary by property and are shown during booking. Guests are responsible for reviewing the applicable policy before confirming a reservation. Refunds, if applicable, are processed according to the cancellation policy of the booked property.

6. Check-in, Stay & Check-out

Check-in and check-out times are defined per property and communicated before arrival. Guests agree to respect the property, house rules, neighbours, and local regulations. Only registered guests are permitted to stay at the property; the maximum occupancy stated for each property may not be exceeded. Events, parties, or excessive noise are not permitted unless explicitly agreed in writing. Guests are responsible for any damage beyond normal wear and tear.

A complaints book (livro de reclamações), in physical or electronic form, is available at each property as required by Portuguese law.

7. Liability & Responsibility

ONONO LDA is not liable for loss, theft, or damage to personal belongings during a stay. Guests are responsible for their own safety during their stay. ONONO LDA is not liable for disruptions caused by events beyond reasonable control, including but not limited to power outages, weather conditions, or public service interruptions. Each property is covered by civil liability insurance as required under Portuguese local accommodation legislation. Nothing in these Terms excludes or limits liability where it cannot lawfully be excluded under Portuguese law.

8. Website Use & Intellectual Property

All content on ono-reservations.com, including text, images, and branding, is the property of ONONO LDA or its licensors. Content may not be copied, reproduced, or used for commercial purposes without written permission.

9. Accuracy of Information

While we strive to keep information accurate and up to date, ONONO LDA does not guarantee that all content on the website is free from errors or omissions. Property descriptions, photos, and amenities are provided in good faith and may be subject to change.

10. Data Protection

ONONO LDA processes personal data in accordance with the General Data Protection Regulation (GDPR) and applicable Portuguese data protection law. Details of how personal data is collected, used, and stored are set out in our Privacy Policy.

11. Changes to These Terms

ONONO LDA reserves the right to update or modify these Terms & Conditions at any time. Any changes will take effect once published on the website. Continued use of the website constitutes acceptance of the updated terms.

12. Governing Law

These Terms & Conditions are governed by and interpreted in accordance with the laws of Portugal. Any disputes shall be subject to the exclusive jurisdiction of the Portuguese courts. Consumers may also have recourse to alternative dispute resolution entities as provided under Portuguese consumer law.
